Hey guys! I’ve been a home owner now for almost 2 years and loving it. My husband and I are so happy to have a house of our own, because we personally felt like we were wasting a lot of money by renting. Now, when we make those monthly payments we are at least paying on something that will be ours. Owning a home is like an investment, because if you take care of it you’ll get your money back when you go to sell it, and hopefully even more than what you paid if you made upgrades to it! So, today I am going to share 4 practical ways to boost the value of your home.
#1 Update the Kitchen
Let’s be honest, the kitchen is the most important room in any house. It’s definitely one of the rooms we spend the most time in at our home. Kitchens are ultimately a huge selling point and one of the first rooms you should work on when it comes to adding value to your home. Make sure all of your appliances are up to date, along with your light fixtures and the back splash. Everyone loves a modern kitchen. Another extremely crucial update to make in the kitchen is to have real solid counter tops. Since counter tops take up a lot of space in your kitchen it’s one of the first things people notice so you’ll want to make a statement. Besides it looking 10x, better solid counter tops are also more durable.
#2 Freshen up with Paint
It’s honestly amazing what a little bit of paint can do to a place!! Painting your home can be just the refresh it needs. I love how paint can transform a space in such an easy and inexpensive way. One of my biggest tips when it comes to painting inside of your home is to stick to neutral colors. (This tip goes for replacing carpets too). I know it could be fun to go crazy and let your inner artist shine, but when it comes to reselling your home people love whites, grays, and tans. It’s easier for people to envision themselves in the house and it’s also super easy to decorate because then you can go with any color scheme in your decorations and change it up whenever you want. Some of my favorite colors right now are Repose gray, Worldly gray, Alabaster, and Sea Salt by Sherwin Williams. These colors are particularity in right now.
#3 Make it Efficient
Efficient homes are what people are looking for! I’m talking about swapping out old lights with LED lights, updating the heating and cooling system, and replacing old windows with new ones. I can’t tell you how many houses we passed up when we were looking because of their heating systems, or lack there of. By making your house efficient, you’ll also save more money in the long run.
#4 Don’t Forget the Outside
First impressions are everything! Don’t neglect the outside of your home, because curb appeal is so important and that’s the first thing people will see. Some people say that home begins at the front door and I couldn’t agree more. The more attractive the outside of your house is, the more value is added to it. Get creative with the landscaping, add bushes, flowers, door mats and whatever else you think will look good. The front door is usually the focal point of the front of your home, so make sure it looks nice. If you have an older door and can’t afford to replace it at the moment, then paint it! That’s my motto for everything and it hasn’t failed me yet. We actually just painted our front door a bold blue color to make it pop and it looks amazing!
